The Benefits of ARG Buyer Representation
There are many misconceptions
about buyer representation. Listed below are several questions
that people often wonder but never ask.

If a realtor
represents me, a buyer, in a real estate transaction, am
I responsible for compensating the Realtor? |

No, realtors who
represent buyers are paid a predetermined commission by
the seller of the home. The Buyer Representation
Agreement allows you, the buyer, to chose this option
and have all realtor commissions paid by the home
seller. |

Won't I get a
better deal if I work directly with the home seller and
their
realtor when buying a
home? |
|
No, this is one of
the most dangerous mistakes a home buyer can make. When
dealing directly with the home owner and their realtor,
no one is working on your behalf. The seller's realtor
and any Sub Agent for the Seller has a
fiduciary responsibility to the seller, NOT YOU. In
fact, they have an explicit obligation to work as
diligently as possible to get the best price and
contract terms for their client, the seller.
Having a realtor
working just for you, means having access to
knowledgeable advice that will help you understand your
possible bargaining position so as to best protect you
financially. And what is the cost to the buyer?
Typically nothing as the commission is paid by the
Seller or Builder. Yes they are paying a fee so you may
have access to representation. Normally your house
purchase represents the single biggest purchase you will
ever make. Doesn't it make sense to be properly
represented? |

Why sign a
buyer representation agreement when I can get better
service by working with several realtors instead of just
one? |

Anyone who walks into a realtor's
office is considered a "customer," and is afforded
several rights under Texas law, including honesty and
fairness. But a "customer's" rights are very
limited, as
is a realtor's obligation to that "customer." However,
when you enter into a Buyer Representation Agreement
with a realtor and effectively become a "Client", you
are entitled to full representation. "Client" benefits
include many features and services that you would want
and expect in a real estate transaction. |

If I sign a
buyer representation agreement, I could be stuck with a
realtor who may not work hard enough to find me a new
